From the outside in, semi-custom home upgrades can include; landscaping, irrigation, hardscaping (fire pits, fireplaces, outdoor kitchens, extended patios), space planning (if applicable), kitchen design, cabinetry, customized built ins, hardware selections, hard surface materials, appliances, plumbing fixtures, lighting, interior/exterior color selection, even cabinet knobs – and more. Or you can select to have your home completed with our designer-selected, elegant interior finishes that come standard in the JK Monarch home.

What You Can Expect During Our Construction Process

Step 1

 Pre-Construction Meeting.

It’s time to make your dream a reality…This is our pre-construction brainstorming meeting, with the professional assistance of our in-house design consultants you will review the selected home plan and elevation, lighting fixtures, doors, hardware, millwork, appliances, cabinetry, and plumbing! You will also be able to review what we can do in the way of upgrades or customizations you may desire to make your home your way—unique to you.

Step 2

 Selections Meeting.

Review the preliminary customizations form and make any changes as needed. Select your hard surfaces. Afterwards your design consultant will email you a final customization form as you work towards finalizing your customizations.

Step 3

 Finalization Process.

You will have a final opportunity to review all upgrades and final plans, double-checking to see that everything is just the way you want it, and then the plans are sent to your superintendent on site for initial construction!

Step 4

 Frame Walk.

A meeting will be scheduled with you by our in-house design consultant to walk through your newly framed home with our superintendent making sure that all of the confirmed items in your home are completed. At this time you will also discuss any changes to landscaping, patios, and or decks (per plan and lot).

Step 5


Prior to your move-in you will be contacted by Cascade Builder Services, our preferred warranty company, to walk your home and confirm completion.
